This property is a listed building in a Conservation Area. Originally two dwellings, it had for many years had a commercial use on the ground floor, most recently a restaurant, whilst maintaining a flat at first floor. Our clients were seeking planning approval and listed building consent to change the use to a single dwelling with attendant alterations including replacing two twentieth century shop windows and a modern rear extension.
The principal matters to be addressed were the loss of the ground floor commercial/employment use and the effect of this and the alterations upon the character and appearance of the listed building and Conservation Area. Fiona Webb advised on heritage matters and prepared a Heritage Statement to accompany our Planning Statement. Following negotiations in respect of the detail treatment of the replacement rear extension and addressing the observations of the Council’s economic development unit, the applications were both approved.
