Permission in Principle

PiP is an alternative way of obtaining permission for housing-led development. It is a two stage process, the first stage establishes whether a site is suitable in-principle , with less technical information than a typical application, and the second (‘technical details consent’) stage is when the detailed development proposals are assessed.

The PiP route cannot be used for householder development, or major development unless the site is registered on a Brownfield Land Register.
